New House Projects Before the ZBA and Planning Boards This Week
There are two new housing proposals before city boards this week: a new house at 41 Clark Street, and a subdivision for 3 new houses at 0 Story Street.
41 Clark Street
David Potter, an area developer, is under contract to buy the house at 39R Clark Street. This property is actually two lots that have been combined (39R and 41). Mr Potter intends to fix up the property at 39R, and sell it. He also intends to split the two lots and build a new house at 41 Clark Street, which will then be sold.
The plans are before the Zoning Board of Appeals on Wednesday, where it is listed as the 10th item on the agenda. He is petitioning for a variance from minimum lot frontage and minimum lot width for a new single family, 2-story house at 41 Clark Street. Mr. Potter is currently reaching out to neighbors in the area to update them on his plans and answer any questions. Mr. Potter has reached out to let me know that he is happy to hold a neighborhood meeting at any time to answer questions about the project.
As with all city meetings, you can attend the ZBA meeting through Zoom, either on your computer or your phone. Public comment will be allowed during the hearing, though as noted in the agenda, the Board is sticking to a time limit for each item. If all pubic comment is not heard in the allotted time, the agenda item will either be extended or the public hearing will be left open until the next meeting.
The petition form to the ZBA can be found in the “Submitted Project Materials” link on the ZBA meeting information page. You can view the plans for 41 Clark Street here:
0 Story Street
Steven Lovely, Castle Hill Group, LLC, owner of this property, is proposing a subdivision for three houses. The land is at the end of Cleveland Street, covering most of the Ste. Anne’s School parking lot and extending to the back and on both sides. The plan includes extending Cleveland Street and creating a T shaped turnaround at the end.
Since this project has an immediate impact on the parishioners of Ste. Anne’s Church as well as the neighborhood, I will be looking in to holding a neighborhood meeting to address questions and concerns.
This project has been before the Conservation Commission, which held the public hearing open while it goes before the Planning Board this Thursday.
As with all city meetings, you can attend the Planning Board meeting through Zoom, either on your computer or your phone. This project is the first item on the Planning Board agenda for Thursday. To familiarize yoursel with the project, you can view the public hearing before the Conservation Commission held on April 21, starting at about 2:34:38.
Updated plans will be uploaded to the city website before the Planning Board meeting (they should be there by Tuesday). You can find them here when available. Below are the plans used for the Conservation Commission pubic hearing:
